Sagging Porch? We Fix the Structure, Not Just the Symptoms.

Covered porch repair in Spokane — from rotted posts to failed footings. Diagnosed right, fixed to last.

A drooping porch isn’t just an eyesore. It’s a structural problem, and most of the time it’s telling you something specific about what failed underneath. We’ve repaired covered porches across Spokane — everything from a single rotted post at grade to full footing replacements below the frost line. The fix depends entirely on the cause, and the cause isn’t always obvious until you look.

What Causes a Porch to Sag

Rotted or Damaged Posts or Columns

The most common cause. Posts sitting on concrete or ground-level pads absorb moisture over time. The rot starts at the base and works up — by the time you can see the porch drooping, the post may be structurally compromised most of the way up.

Failed or Heaved Footings

Spokane’s freeze-thaw cycles are hard on footings that don’t go below the frost line. If the original footings were too shallow, they move with the ground every winter. Eventually the porch moves with them.

Undersized or Failed Beams

The beam carrying the porch roof load can sag over time — especially if it was undersized to begin with or has been exposed to moisture.

Settlement or Shifting Connection

In older Spokane homes the ledger board — where the porch roof ties into the house — can pull away from the structure if the original connection was inadequate.

How We Fix It

Diagnosis first. We come out, look at the structure from every angle, and tell you exactly what failed and why. No guessing, no upselling work that isn’t needed.

Post Replacement Without New Footings

If the footing is solid and below frost line, we jack the roof line, pull the failed post, and set a new one properly.

Post Replacement With New Footings

If the footing is the problem — shallow, cracked, or heaved — we dig below the frost line, pour new concrete footings, and set the posts on a foundation that won’t move. This is the right fix for Spokane’s climate.

Beam Repair or Replacement

If the structural beam is compromised, we spec the replacement with our engineer contact and install it properly. Same process as a load bearing wall beam — engineered where required, permitted, inspected.

What It Costs

Porch structural repairs in Spokane typically run $3,500–$12,000 depending on: number of posts and footings involved, whether new footings are required, beam replacement vs. post-only repair, finish work — wrapping posts, replacing trim, painting. We give you a clear scope and price before we start.

Why This Matters

A porch that’s sagging is carrying load incorrectly. In Spokane’s winters, that’s not something to watch and wait on. Snow load on a compromised structure is a real risk. We’ve seen porches that looked cosmetically rough but were structurally fine — and we’ve seen porches that looked okay from the street but had posts that were hollow with rot at grade. The only way to know is to look.

Don’t wait on a sagging porch.
